Do you really need my help to sell your home?

When you’re selling your home it can be tempting to try and go it alone. Maybe you want to try and save some money, think it won’t make much of a difference, perhaps you don't know any good agents or unfortunately had a past bad experience with an agent.

The truth is there’s a lot that goes into selling a house you may not have considered.  I do a lot more than just bring in potential buyers and show up to have documents signed. I know all the ins and outs of selling a house.

4 Reasons you need me to help you sell your house.

1. Peace of mind 
You are already busy, if you decide to sell your home by yourself, you will be engaging in a process known as "For Sale By Owner." Along the way you will probably develop a better understanding of why I charge the commissions I do. You should be prepared for putting in more time, energy and effort that you think you reasonably should.

Selling a house is a full-time job. You’ll have work out where you want to advertise (and of course, foot the bill), hold open houses, 
 field calls from interested buyers, be available for showings, and about a thousand other little things that lead up to a finalized sale. You’re already busy with your life and job, so adding in everything that comes with selling a home is a lot to ask. 

As well dealing with your most expensive asset it is easy to get overwhelmed when things start to go south. I can not tell you how many of my sellers I have saved from having sleepless nights worrying about their buyers getting the mortgage when the appraisal came in to low or something comes up that effects the ability of the buyers to qualify. Behind the scenes I am working with the appraiser to find other comps to bring up the appraisal value or working with the lender to figure out other ways to get them approved, all the while the seller hasn't the slightest clue there was even a hiccup . I am your sponge I will save you an immeasurable amount of stress.
2. More Experience - More Buyers! - More Money!
Unless you’re selling houses every day you don’t have as much experience as I do. Experience to pricing it right, staging it well and aggressively advertising can make a huge difference in getting your home sold quickly for top dollar or having to drop the price because it’s been on the market too long because you don't know what it  takes to get it sold.

Screening potential buyers with my lender to make sure they are qualified and over seeing the entire transaction from a to z from the initial offer, inspection, mortgage application, appraisal, moving things along all the way to the closing table. There is a lot I do behind the scenes that sellers don't realize I do.

Are you aware that over 50% of for sale by owner contracts fall apart? And over 93% will eventually hire an agent to get it sold?
As well the 7% who do successfully sell it themselves according to last year NAR Statistics sold it for 23% less then homes on the market... (way above the commission I charge to sell your home) Additionally from this 7% who successfully sold 47% of them were to family and friends... They didn't have a for sale by owner sign in the yard.

I am trained for this and I have done this all before.  My experience is invaluable and well worth the investment. Your end goal is to get your house sold so it doesn’t become a hassle you have to deal with or lose money on. My goal is the same as yours, I just know how to do it faster and get better results.

3. Negotiation - More Money!
Selling your house can be emotional. It’s somewhere you’ve lived your day-to-day life as a family or maybe even grown into as a family. If you’ve put a lot of work into it, you can have an extra attachment because you know the amount of sweat equity involved in that work. It is difficult to see your home through the eyes of potential buyers.

I am removed I am able to protect you from yourself, I cannot tell you how many deals have been saved just from me being in between seller and buyer, emotions are running high and things can really spiral out of control fast and good deals can easily fall apart.  I am the glue the one is is impartial head over heart, as well many times buyers will try to play on the emotions of sellers to get a better deal by me being the in between I can protect you and make sure you get the most money the market will allow.

our buyer may have an experienced realtor negotiating on their behalf, who will negotiate for you?
Questions such as "What is the lowest offer you will accept?" "How soon would you like to move?" "What other offers have you received?" "Why are you moving?" How you answer, the way you answer, and what you answer to these or similar questions you can be unintentionally and unknowingly be throwing away your leverage and your homes precious equity.

4. Contracts
In order to properly sell your home by yourself, you will need to learn about the laws of your state that govern real estate transfers. These laws will indicate what kinds of paperwork you will need to prepare as well as who will need to sign what. In addition, you will need to find out what to do if you find that there are any encumbrances that are on your home and how to handle them. Lastly, some states have mandatory disclosure laws that you will need to follow where you will need to disclose certain physical characteristics of your home.

Closing paperwork is complicated. There are state and federal regulations that have to be gone over, and closings can get overwhelming very very quickly. 

Your buyer may have a real estate agent there with them during the closing, but that agent is going to be focused on the buyer’s best interests. You’re going to need someone on your side, too. Sometimes last minute things come up right as someone is about to sign on that dotted line. For someone that doesn’t deal with closings often these can be deal breaker situations. 

Contracts and disclosures are not always easy things to understand, especially if you haven’t gone through the process more than once or twice. Having an agent there to navigate the closing contract signing situations is a huge key to the successful sale of your home.
